Investment build questions, answered

Plan with more clarity.

What should I assess before buying or developing a site?

Review the intended use, site information, access, services, design assumptions and project feasibility with the relevant consultants before committing. Share existing surveys, title information and reports.

Do I need planning approval for an investment build?

Approval requirements depend on the site, intended use and proposal. Confirm the planning and building pathway with the relevant council, surveyor and consultants before committing to construction.

Can UC Build help before plans are complete?

Yes. Begin with your site address, proposed project type and current documents. We can discuss the information and specialist input needed for the next stage.

Can you deliver both feasibility and construction?

We can discuss feasibility coordination and construction delivery. The agreed scope must identify consultant roles, required investigations, fees, exclusions and delivery responsibilities.

What is the difference between dual occupancy, dual-key and subdivision?

Dual occupancy describes two dwellings on one site; dual-key commonly describes separately accessed living zones. Subdivision concerns separate lots or titles. The proposed use and site require professional assessment.

Can rooming-house or accommodation projects be built on any site?

No. Suitability depends on the site, intended use, design, approvals, services and operating requirements. A site-specific review is needed before assuming a project is viable.

How do joint ventures work for a development site?

Parties first assess the site, proposal, contributions, funding, responsibilities and risks. Any arrangement requires due diligence and a documented agreement. No investment returns are promised.

How do cost, program and risk get assessed?

Costs and timing depend on scope, design, ground conditions, services, access, approvals and procurement. Establish assumptions, allowances, exclusions and a risk review before proceeding.
